Application Process

Rental Policy

Each application must be filled out completely and truthfully, and submitted with a non-refundable Application Fee of $50. This fee is per person. All occupants 18 years or older must complete an application. Eligible co-signers must also pay the $35 Application Fee. Please see the Acceptance Policy regarding co-signers. We do not accept comprehensive reusable tenant screening reports (CRTSR).

You must contact the Royce Group office to ensure the availability of a unit. Once availability is confirmed, you will be emailed an application link to apply. All application fees are non-refundable.

Lease Terms, Deposits & Fees

Brampton Court, Crimson Hills, Foothills, Hideaway & Pacific Park rent on a month to month basis.  The total Deposit & Fees is $800 and includes a Non-Refundable Administration fee of $200.  

Boon Townhomes rent on a month to month basis.  The total Deposit & Fees is $1,750 and includes a Non-Refundable Administration Fee of $200.  

The Tens rent on variable leases ranging from 9-12 depending on availability.  The Deposit & Fee is equal to the rent and includes a Non-Refundable Administration Fee of $300. 

For all units mentioned above, the Security Deposit is refundable after 12 full months of residency and is refunded after move-out.  Any cleaning above and beyond normal wear & tear will be deducted from the refundable deposit.  

Acceptance Policy


Written verification of income that equals three (3) times the monthly rent per household will be required along with supporting documents such as:

Management will screen for criminal history.  Criminal history may be a basis for denial of an application.



If the need for a co-signer meets the criteria above, we accept those that can show the ability to cover their own expenses plus your rent, if needed. Co-signers must apply and pay $35 Application Fee.

When evaluating an application, we consider all aspects of the information provided. We are looking for people who will respect their neighbors, our property, pay rent on time and appreciate the value and service we offer.
